Spring Overseeding in Denver

Hand application of grass seed on a lawn for overseeding

By late April, most Denver Metro homeowners are watching their lawns wake up from winter and noticing the spots that didn't quite make it through. Bare patches, thin areas where the dog wore a trail, edges where snow piled up too long. Spring overseeding is one of the few ways to address those problems without waiting all the way until fall.

But spring overseeding in Colorado is a different animal than fall overseeding. Timing matters more, the watering schedule has to be consistent, and there's a narrow window between "too cold for germination" and "too late before summer heat." Here's what we tell our customers when they ask whether spring overseeding is right for their lawn.

Why May Matters for Overseeding

Most Denver Metro municipalities allow water turn-on in early to mid-May this year (2026). That timing isn't arbitrary from a grass-biology standpoint either. Soil temperatures in the 50-60°F range are ideal for cool-season grass germination, which is what most Denver lawns are built on (Kentucky bluegrass, tall fescue, perennial rye blends).

Get seed in the ground 1-2 weeks before water turn-on, hand-water during the gap, and germination kicks in right as your sprinklers come online. That sequence is the entire point.

Wait until June and you're racing the heat. Wait until July and the seed will struggle to establish before summer stress kicks in.

Spring vs. Fall Overseeding (We'll Be Straight With You)

Fall is the gold standard for overseeding in Colorado. September overseeding gets cool nights, warm days, low weed pressure, and a full winter for roots to develop before the next growing season. When the goal is full lawn renovation, we always recommend fall.

Spring overseeding is a strong second-best option when:

  • Winter damage left patches you don't want to look at all summer
  • A pet wore a trail across the yard
  • A section was torn up for sprinkler repair, fence work, or other projects
  • Your lawn density isn't where you want it heading into summer

What Our Overseeding Service Includes

  • Double-pass aeration with a commercial-grade aerator (up to 5,000 sq ft)
  • Premium cool-season seed blend matched to Denver Metro conditions
  • Even seed distribution across the lawn for full coverage

Service is $200 for properties up to 5,000 sq ft. Larger lots are quoted on request.

After-Care That Makes or Breaks Results

Spring overseeding only works if the watering is right. Plan for:

  • Light, frequent watering (3-4 times per day for the first 10-14 days)
  • Reduced frequency and longer durations as seedlings establish
  • No mowing until new grass reaches 3-4 inches
  • Hold off on pre-emergent crabgrass control until new grass has been mowed 3-4 times

When NOT to Overseed in Spring

A few situations where we'll tell you to wait or skip:

  • Recent pre-emergent application. Pre-emergent crabgrass control prevents seed germination of all grasses, including the new ones we're trying to establish. If you applied it this year, wait for fall.
  • Sprinkler coverage issues. Spotty water equals spotty germination. Fix any known coverage problems first.
